In 2006, Terracap acquired West Link Park, a 30.6-acre property in Edmonton, Alberta, for $23.5 million. Situated at the intersection of several of Edmonton’s busiest thoroughfares, including 170th Street, Mayfield Road, 107th Avenue, and 109th Avenue, the property boasts a prime location for hospitality, office, and retail developments. This strategic site sits in a highly visible and accessible area, offering significant potential for growth in one of Edmonton’s key commercial corridors. At the time of acquisition, the property was over 70% developed on a land area basis, presenting a unique opportunity for Terracap to enhance and expand its use while maximizing its value. The acquisition was initially structured through an agreement with Finning International Inc., which included the development of an 80,000-square-foot office building tailored to the company’s specifications. Following this, Terracap spearheaded the development of an additional 500,000 square feet across the property, creating a dynamic mixed-use complex. This development now comprises Class A and Class B office spaces, retail offerings exceeding 80,000 square feet, and a 126-room Staybridge Suites extended-stay hotel operated by IHG, which caters to both business and leisure travelers. The combination of high-quality office space, retail options, and hospitality services has transformed West Link Park into a thriving business and commercial hub. Today, West Link Park is home to an impressive roster of tenants. Notable office occupants include Finning International, Golder Associates, the Business Development Corporation, Service Canada, and Ricoh, which occupies a dedicated 30,000-square-foot office space. Retail tenants enhance the property’s appeal with offerings such as TD Bank, IHOP, Lazeez Indian Restaurant, and Fat Burger, providing diverse dining and service options for both tenants and visitors. This tenant mix reflects the property’s strategic design as a mixed-use development that meets the varied needs of businesses, employees, and customers alike. With approximately nine acres of land still available for development, West Link Park remains an active and evolving project. These remaining parcels offer significant opportunities for further expansion, whether through additional office space, retail outlets, or other commercial uses, to accommodate future demand. The property’s location, infrastructure, and existing tenant base position it as a premier destination for businesses seeking a high-profile presence in Edmonton. Terracap’s investment in West Link Park exemplifies its ability to identify and execute value-driven acquisitions. By capitalizing on the site’s strategic location and potential for multi-faceted development, Terracap has created a vibrant and sustainable commercial destination. With ongoing development opportunities and an established foundation of tenants, West Link Park continues to contribute to Edmonton’s growing economy while delivering long-term value for Terracap and its investors.
Terracap is embarking on a program to ensure that all our properties implement initiatives that adhere to principles of environmental sustainability where practical and these initiatives are representative of ongoing efforts to implement a comprehensive program. The 30.6-acre West Link Park is a mixed use commercial and office complex that comprises 319,268-square foot of space across several buildings. Parking lot lights are being converted over to LED at West Link Park. The TD bank has upgraded the interior and exterior lighting on the building to LED and Finning has completed the interior light conversion to LED. Other energy-and water conservation features include new HVAC equipment; low-flow plumbing (showers, sinks, commodes); cardboard and paper recycling (for offices); drought resistant landscaping, and the use of environmentally-friendly cleaning products by janitors. The city offers local bus routes to the complex. For more information about the Terragreen program visit our News page.
