In early 2013, Terracap purchased approximately 78 acres of raw land and undertook the development of the site for Clearstream Energy. Clearstream is a provider of oil and gas maintenance, construction and wear technology services to both the conventional oil and gas industry and the oilsands. Clearstream had a requirement for a new facility to consolidate its existing sites within the Edmonton area with capacity to be able to respond to the aggressive growth it is currently experiencing. A 15 year lease was negotiated with Clearstream, such that all costs associated with the project are fully recovered over the term of the lease plus a 9% return.
